Off Plan Property - Whats Involved?
After seeing the initial designs and specifications of a proposed property, you, the buying investor will pay a reservation fee of around £1000, which is usually refundable before a clearly specified no ‘u-turn’ point of the transaction. After that point, well, you could stand to lose your deposit as originally agreed.
The completion date of any proposed development can only be estimated of course, as nothing can be taken for granted in the construction business, however, before you make your initial down payment, your properties expected completion date will be made known to you. Somewhat reassuringly, these dates are generally quite accurate. Nearer to finalisation, a guaranteed date for your move will be announced, with any outstanding payments to be made upon full completion.

What you’re effectively doing is buying into an as yet unrealised or undeveloped market, ready for the discovery of its potential and the massive foreign investments that will follow, sending your property value soaring. This, along with the profit margins, might explain why there’s a tendency amongst investors to return and to invest further into a development. As always, caution is advised, after all, market trends can rise and fall as often as sea levels.
