The Opportunity
The 465 new factories will be, are being and have been built on what will become a massive industrial estate on the outskirts of Rudrapur. The massive corporations have been attracted to the area by the government, who appointed the 4200 acre site a Special Economic Zone. As part of the SEZ program, which was first seen in China, the companies receive massive incentives for setting up shop, the main one being 100% income tax exemption for the first five years, and a 30% discount for the next five years.
India Inc was the first to build, and turned a small town into a boom town by investing $2billion there in a new factory. Since then 465 other companies have been allocated plots, 77 of which are completed and manufacturing goods, and 388 factories being built. When all factories are completed in Dec 2008, 50000 people will be employed directly on the industrial estate, and a further 250,000 will be employed indirectly (sales reps, area managers etc).
Some of the 50,000 employed directly, actually in the factories will be from Rudrapur, but most of the 300,000 will come from outside the area, and will be looking for high quality rental accommodation in Rudrapur. So far only 10,000 new units are being built or are scheduled for Rudrapur, this means apartments, like those in the Orchard View development will be in high demand.
